Lease Agreement & Documentation
Sign a written Residential Tenancy Agreement (PEI standard lease)
Ensure lease clearly states rent amount, payment due date, and payment method
Understand lease duration and renewal options
Clarify rules about pets, smoking, and guests
Request a signed copy of the lease for your records
Complete a written move-in inspection report
Document any existing damage or needed repairs
Take photos or videos of the unit condition
Have both tenant and landlord sign and date the report
Rent, Utilities & Payments
Confirm rent amount, payment due date, and accepted payment methods
Understand late payment penalties and grace periods
Obtain written receipts for all rent payments
Clarify which utilities are included (water, heat, electricity, gas)
Confirm responsibility for internet, cable, and phone services
Set up or transfer utility services as needed
Unit Condition & Inspection Checklist
Walls, ceilings, and floors
Check for cracks, holes, stains, or peeling paint
Look for mould or water damage
Doors and windows
Test all doors and windows for proper function
Check locks, latches, and weather stripping
Smoke and carbon monoxide detectors
Ensure detectors are installed and working properly
Test alarms before moving in
Electrical system and outlets
Test all light switches and electrical outlets
Locate circuit breaker panel
Heating, ventilation, and air conditioning (HVAC)
Test heating system (furnace, baseboard heaters, etc.)
Check air conditioning and ventilation if applicable
Plumbing and water supply
Turn on all faucets and flush toilets
