Lease Agreement & Documentation
Sign a written Residential Tenancy Agreement under the Northwest Territories Residential Tenancies Act
Confirm rent amount, due date, and payment method
Clarify lease duration and renewal or termination rules
Check policies on smoking, pets, and guest stays
Keep a copy of the signed lease agreement
Complete a move-in condition inspection
Note pre-existing damage or cleaning issues
Take timestamped photos of each room and concern
Sign and date the report with the landlord
Rent, Utilities & Payments
Verify rent amount and method of payment (e-transfer, cheque, etc.)
Understand grace periods, late fees, and payment receipts
Request a receipt for each payment made

Unit Condition & Safety

Check plumbing (faucets, toilets, shower, hot water)
Test heating systems (furnace, baseboards) and ventilation
Verify condition and function of all included appliances
Move-In Preparation
Collect keys, fobs, or access instructions
Set up mail forwarding with Canada Post
Arrange move-in timing and any parking or elevator access
Tenant Rights & Responsibilities
Keep copies of all documents and inspection forms
Know how to reach your landlord or property manager
Review your rights under the Residential Tenancies Act (NWT)
Report any needed repairs promptly in writing
