British Columbia Tenant Move-In Checklist: Everything Renters Must Do Before Moving In

Lease Agreement & Documentation
Sign a written tenancy agreement (BC Residential Tenancy Agreement)
Ensure lease includes rent amount, payment schedule, term type, and utilities covered
Clarify pet policies, smoking rules, guest restrictions, and quiet hours
Request a signed copy of the agreement
Complete a move-in condition inspection report
Inspect each room for damage, wear, or safety issues
Take dated photos/videos of the unit
Both parties must sign the condition report
Rent, Deposits & Utilities
Pay damage deposit (max 50% of one month's rent)
Get a signed receipt
Deposit must be paid before moving in
Confirm rent amount, payment method, and due date
Understand late payment rules and notice timelines
Set up or transfer utilities
Identify which utilities (hydro, gas, water, internet) are your responsibility
Contact providers and schedule connections
Unit Condition & Safety
Inspect walls, ceilings, and floors for mold, damage, and moisture
Ensure windows and doors lock properly and open for fire safety
Test all lights, switches, and outlets
Check smoke alarms and carbon monoxide detectors
Test plumbing—run faucets, flush toilets, and check hot water
Inspect all included appliances (stove, fridge, washer, etc.)
Logistics & Move-In Day
Obtain keys, fobs, and garage remotes
Reserve elevator (if applicable) and notify landlord of move-in time
Update mailing address and set up mail forwarding
Final Tenant Responsibilities
Review BC Residential Tenancy Act
Keep all documents and receipts organized
Know how to reach your landlord or property manager
Report issues in writing and request repairs when needed
