Newfoundland and Labrador Tenant Move-In Checklist: Everything Renters Must Do Before Moving In
Lease Agreement & Documentation
Sign a written Residential Tenancy Agreement (as per Residential Tenancies Act)
Ensure lease includes rent amount, due date, deposit, term, and renewal clauses
Clarify terms on pets, smoking, parking, and guest policy
Request a signed copy of the lease and any addendums
Complete a written move-in inspection report
Document condition of walls, floors, appliances, windows, and fixtures
Take clear photos or videos as proof of condition
Sign and date report with landlord and keep copies
Rent, Deposits & Utilities
Pay security deposit (maximum ¾ month’s rent allowed)
Get a receipt and confirm where it is held in trust
Confirm rent amount, due date, and payment method
Understand penalties for late payments
Request written receipts for all payments
Determine which utilities are included (heat, water, electricity)
Set up or transfer utility accounts as required
Unit Condition & Safety
Inspect windows, locks, and all entry points for security
Check condition of walls, ceilings, floors, and stairs
Test plumbing (toilets, faucets, drains, hot water)
Ensure working smoke alarms and CO detectors on every floor
Test all appliances and electrical outlets
Report any repairs needed before move-in
Move-In Logistics
Obtain all keys, door codes, garage remotes, and fobs
Arrange mail forwarding and update address with service providers
Schedule elevator or loading bay access if needed
Confirm parking space or permit if included in lease
Final Documentation & Tenant Responsibilities
Keep copies of lease, deposit receipts, and inspection reports
Know how to contact your landlord or property manager
Understand your rights under the NL Residential Tenancies Act
